Property Valuation

সম্পত্তির মূল্যায়ন

Evidence-based market valuation using comparables, condition and risk.

The problem

Asking prices are not evidence of value.

What BEST ABASHON does

  • Inspect the property
  • Collect comparable evidence
  • Adjust for location, condition and risk
  • State basis, assumptions and value

What we do not guarantee

  • Our report is not a government certification of title.
  • It is not a legal title opinion unless expressly issued or countersigned by the engaged advocate.
  • We never label a property “verified” from a seller declaration alone.

Verify before you buy — or build

What “verified” means here

Five evidence layers, each checked and dated. A property is never marked verified on a seller’s word.

  1. DocumentsDeed chain, khatian, mutation, tax and maps — indexed and versioned.
  2. Official recordsChecked on government systems where accessible, with the date of each check.
  3. SitePhysical visit, photographs and record-versus-site comparison.
  4. Professional reviewSurveyor, engineer or advocate input where the scope requires it.
  5. FindingsEvery finding linked to its evidence, reviewed before release.
Sample report layoutCase BA-2611-·····
  • Deed chain consistent across 4 transfers
  • Mutation in seller’s name — checked on e-Mutation
  • RS and BS khatian areas differ by 2 decimal
  • Second heir’s signature missing on partition deed
Green
No issue found in the checks completed
Amber
Gap or inconsistency — resolve before paying
Red
Serious risk — pause and escalate to an advocate

Not a government title certificate, and not a legal opinion unless countersigned by the engaged advocate.
