Inspection, Valuation & Due Diligence
Land Document Verification
জমির কাগজপত্র যাচাই
Review of deeds, khatian, mutation, tax and related records.
The problem
Records across CS, SA, RS, BS and mutation often disagree — and the gaps are where risk lives.
What BEST ABASHON does
- Build the chain of title from the documents
- Compare khatian, mutation and tax records
- Flag gaps and contradictions
- Refer to an advocate where needed
What we do not guarantee
- Our report is not a government certification of title.
- It is not a legal title opinion unless expressly issued or countersigned by the engaged advocate.
- We never label a property “verified” from a seller declaration alone.
Verify before you buy — or build
What “verified” means here
Five evidence layers, each checked and dated. A property is never marked verified on a seller’s word.
- DocumentsDeed chain, khatian, mutation, tax and maps — indexed and versioned.
- Official recordsChecked on government systems where accessible, with the date of each check.
- SitePhysical visit, photographs and record-versus-site comparison.
- Professional reviewSurveyor, engineer or advocate input where the scope requires it.
- FindingsEvery finding linked to its evidence, reviewed before release.
- Deed chain consistent across 4 transfers
- Mutation in seller’s name — checked on e-Mutation
- RS and BS khatian areas differ by 2 decimal
- Second heir’s signature missing on partition deed
Not a government title certificate, and not a legal opinion unless countersigned by the engaged advocate.
